Kai Kotch (Island House #17) is a newly redecorated villa with comfortable, island-style furnishings. 

The villa overlooks a sandy beach and the clear, quiet waters of the cove in the Cayman Kai resort area. This location is worlds away from the hustle and bustle of Seven Mile Beach and offers waterfront views, walking access to secluded beaches, and multiple beach bars, restaurants, and watersports. 

The ground floor features an open-concept design that allows the living and dining areas to flow out onto the screened 2-story atrium. The screened atrium is the focal point of the home with water views, lounge seating, and alfresco, bug-free dining. 

The fully-equipped kitchen boasts stainless steel appliances, a dishwasher, and small appliances. The owner also provides plenty of outdoor chairs and a charcoal grill for cookouts by the cove.  

High-speed wifi and air-conditioning throughout the villa will keep you cool and connected during your stay. 

A large shared swimming pool with a sundeck is located just 100 feet away! For adventure seekers, Kai Kotch includes a fleet of complimentary water toys: 2 tandem kayaks, 2 single kayaks, 2 paddleboards, plus a 2-person pedal boat as well!

With the bioluminescence of the cove, you can take your own "bio-tour" on moonless nights and watch the waters glow at night!

Kai Kotch is an excellent choice for small families, or couples, looking for a relaxing vacation while being within walking distance to local attractions.

Rum Point Beach, with its restaurants and watersport rentals, is just a short walk across the street from the villa. The Kaibo Restaurant and Marina, which provides ferry service to Seven Mile Beach/Camana Bay, are a further walk south on Water Cay Road.

Famous for its glowing nighttime waters, Bio Bay is a phenomenon not to be missed especially on moonless nights. Explore at your own pace or book a guided tour with our friends at Cayman Kayaks and Sweet Spot Watersports

While Bio Bay is ideal for kayaking and paddleboarding, it is not ideal for swimming due to its soft muddy bottom. For a barefoot beach experience with great food and tropical drinks, head across the street to the new Rum Point Club.

Beachfront Dining

Fully renovated and reopened to the public, the new Rum Point Club offers a spectacular barefoot beach experience with vibrant snorkeling, watersport rentals, plus a new restaurant, and an open-air beach bar.

Another dining destination in the neighborhood is the Kaibo. A favorite among locals, the Kaibo consists of a coffee shop and two restaurants, a casual beach bar and grill, and a fine dining restaurant. Live music, beach barbecues, and full moon parties are highlights at Kaibo. 

General Grand Cayman Beach Notes

All beaches in Grand Cayman are technically public since the Crown owns up to the high water mark. The shoreline quality behind your property may vary seasonally from the images shown due to shifting tides and weather patterns. The next-door beach is always available for your use.

Ocean Debris & Sargassum Seaweed

Beaches in Grand Cayman may also experience floating ocean debris and sargassum seasonally. Sargassum is a harmless floating seaweed that has increased in frequency in recent years. 

Sargassum RARELY is an issue at the Island Houses.

We rented two of the Island House units. Kai Kotch and Kai Time. Really nice properties. Very modern and very well equipped with everything you could need. Great kitchen cooking ware for a rental property. Great communications and instructions.. all the included watercraft was great for bioluminescent bay, though most of the kayaks were in need of minor seat repairs. Run Point beach was right across the street and was wonderful. Snorkeled with sea turtles and sting rays. The private charter boat woth Captain Warren was the highlight of the trip. Overall highly recommended.

My 2yr and 4yr old had a blast here, and us parents were happy to have the space to enjoy ourselves on the lanai while the kids slept. It was a beautifully decorated townhouse with all the kitchen appliances you could ever need. It was a great self-catering option. Rum Point Beach initially had sargassum seaweed in the water, but a storm cleared it out and we ended up with a perfect beach day with very few people. The Rum Point restaurant was open and available to us when we didn\'t feel like cooking. The pool at the Island Houses complex was amazing and we all enjoyed ourselves. We had a great experience here.

The property is in a perfect location and is beautiful! We used the kayaks and paddle boards daily on the bay. It’s a short walk to restaurants and beach. Definitely plan to return!

The villa is almost exactly as described and as in the pictures. The listing says 3 bedrooms but it is 2 bedrooms with a futon in the living room. The downstairs air conditioner has a very difficult time cooling the entire downstairs which made the living room stuffy at night. We kept the blinds closed during the day and spent all day outside. We didn’t cook, but the kitchen is well stocked with every cooking tool I have at home. There is plenty of sitting space inside and out. Having the paddle boards and kayaks included was extra nice! No additional fees to rent. We never used the paddle boat but we used the paddle boards and kayaks daily. The setting is perfect for it as the bay is quiet and calm. We borrowed snorkel equipment from the management company. It was quick and easy to check out and return. The staff were very knowledgeable about the island, where to go for nice dinner, etc. They are friendly and want you to enjoy your time on the island. I took different family members out to Stingray City (a must!) and snorkeling in the ocean. We used Silver Thatch both times (picks you up at Kaibo just down the road). The experience was amazing each time and each time the group had different comfort levels with snorkeling and being in the ocean. Warren was our Captain and made everyone feel comfortable from the beginning. I can’t wait to return to this part of the island. We drove all over the island but there are 2 good restaurants, Starfish point, and beautiful beaches right here. We saw turtles while snorkeling at Rum Point. We will definitely return to this same villa!

Can’t wait for another trip to Grand Cayman hopefully next year. We give this rental an 11/10!!!! Excellent vacation!!!

I knew what Kia Kotch was going to look like because I booked it, but was not prepared for how spacious it was, fully loaded with everything you could think of, clean and overall a great space. I didn't know what it would have for kitchen 'stuff', but it had it all and more. We made dinner a few nights at the villa because we were too tired to drive anywhere and they had everything to help us make a great dinner. The owners have thought of everything. From towels and cookers to hair dryers and body wash to blenders and tupperware, it had it all!! The beds were super comfortable, too. The area is very quiet and there are only really 2 places to eat that are close, but about 20 minutes away there are a few restaurants that we ate at and all are good. We didn't have a bad meal anywhere. We loved having the option to use the paddleboards and kayaks especially to investigate the bioluminescence at night and glad we didn't have to rent them. It was a quiet time of the year I think, which we liked, as there were only about 4 other villas being rented at the same time. We had 3 adult children with us and we all fit comfortably. I highly recommend staying here and if we were to go back to Grand Cayman we would definitely rent here again.

I left a few things out ;). The property was very easy to book and they, Grand Cayman Villas and Condos answered all 100 of my questions haha. They were very nice and helpful and it was effortless to book. Our property manager seemed nice. We didn't have to call her, but I did ask for a late checkout since our flight was later in the day and she was gracious and let us leave a little later. Places to eat-Rum point we had some drinks by the water and a couple of snacks which were good. They are only open until 6pm which felt a little early. We ate at Kiabo Beach restaurant and had the pizza, pasta and burger and ended with a brownie dessert. All very yummy....and if you are looking for a yummy coffee/latte in the morning they have a little coffee shop over there, too. Don't let the online info fool you, it is open every day not just the weekends. I wish i knew this when i got there. There is a coffee maker at the villa, but a barista coffee is always so yummy. This will be your only coffee place on the north side of the island. We also ate at Yukka and The Italian Kitchen (we actually had them deliver ) and the Czech Inn and all were so good. There are not a lot of places open on Mondays (unless it was because of the holiday) so we ate at the Moritt's Cavern and that was really good, too and greatly priced. and if you like to Snorkel......there is plenty of it. You can walk to nearby beaches and snorkel and see some great fish, take a 5 min drive and go to Starfish Point (no need to book a tour) and snorkel, drive all over the island and snorkel, too. We must have hit at least 5 or 6 different beaches not including the great adventure that we took with Captain Chris on the StingRay tour. That snorkeling reef was AMAZING! White Sands Tours didn't disappoint and you can get the boat 5 min away. We also did an east side biking tour with Eco Bike Tours. Shawn was amazing, informative, kind, and energetic. Got to see some of the island by bike and got some great exercise

Kia Kotch 17 was everything they described and more. Our family of 5 adults fit perfectly. There was plenty of space for everyone to sleep, move around, spread out and relax. The condo had everything you could possibly need on a vacation- from towels and coolers to any size pan to cook with. The property was inviting and we used the pool and kayaks often. The condo was located on the quieter side of the island and we really enjoyed that aspect of it. The only downside was there were not as many options to eat. We had to drive at least 20 min. to go out a few times. That said, we got to know the north and east side very well. We had drinks and a snack over at Rum Point, had dinner at Kaibo, Tukka and the Cavern(Moritts hotel) and made dinner a few times at the condo. The Eco Rides bike tour is a must. Shane was so nice and knowledgeable and the White Sand Water Tours was great, too. We visited a ton of beaches and did snorkeling at every one. Saw so many different types of fish, squid, and turtles. Truly amazing! I highly recommend staying at Kia Kotch and the North side of the island. We would definitely come back here again. The process was very easy, too and all our questions were answered. That was very helpful and knowing there was a company on the island that i could go to if we had issues set my mind at ease.

Great condo in arguably the nicest neighborhood on Grand Cayman. We basically had the pool to ourselves each time we went, at least twice per day. Kayaking in the backyard was amazing, especially at night. 2 minute walk to Rum Point beach, which we are a big fan of. 4-minute drive to Kaibo Yacht Club, a great spot for family dinners. Fishing and snorkeling charters will pick you up here too. 6 minute drive to Starfish Point beach, another quiet spot for swimming and snorkeling. If you are like us and enjoy some adventure on vacation, rather than sipping drinks by the pool all day, this is the way to go. Our 3 teenagers were never bored, we kept them moving the whole time. We will be back.

Our 3rd time visiting Grand Cayman, 1st time with kids. Had a great 6 nights at this clean, quiet condo. Steps to Rum Point Beach. Quick Drive down to Star Fish Point. Great dinner at Kaibo Yacht Club. Driving around and exploring is more our speed. Spending a few hours at 7 mile yesterday confirmed we made the right decision again. Book with confidence.

Kai Kotch was the third villa we have rented from Grand Cayman Villas. It was by far our favorite. The villa is very well appointed and comfortable. It sits among other Island Houses within its own community with its own pool. We are a family of 5 and it fit our needs perfectly. There are many owners and renters who come during winter months who are in fact elderly, so we always try to remind our kids to be respectful and quiet, yet have fun. Rum Point Club was not finished during our stay, but there were plenty of beach chairs and bbq available. Can't wait for it all to be completed. The water sports amenities the owners have made available are incredible. This alone was worth the villa's rental. Our entire family of 5 was able to get out on the water at the same time, something you don't always get with a villa rental. Beds are very comfortable and we were able to get groceries delivered on the Saturday before arriving thanks to the manager. (All grocery stores are closed Sunday). It was a truly wonderful get-away thanks to our stay at Kai Kotch.

Our family of 5 had a very nice stay at this property. Very clean and all the beach toys included. I very much appreciated the extras like life jackets, googles, sand toys and enough paper products and cleaning to get through our stay. Plenty of room for everyone to spread out and come together for a fun family trip. Being just steps away from the bay, pool & Rum Point we had plenty to keep us busy. A very comfortable location to relax and recharge.

Very well appointed condo - it was nice to have toiletries, laundry detergent, soaps, etc. provided. Very comfortable and stylish. Very fun location on bioluminescence bay and the on-site kayaks and paddle boards allowed us to explore each night! Very much enjoyed the lanai with the loungers to give us a break from the sun but still enjoy the breezes. Highly recommend!

We were a group of 4 friends including one twelve year old child. We enjoyed our stay at Kai Kotch very much. The house is very well equipped and it is in a great location—to get to the Rum Point and Starfish Point beaches as well as being on the Bioluminescent Bay for kayaking/paddleboarding both day and night. It is in a quieter part of the island which is perfect for relaxing. We highly recommend this space.

We returned to Rum point after several years and were very pleased with our condo rental. Walking distance to Rum point and close to Kaibo grill/starfish point. We just love this property and have stayed there many times over the years. The owners have recently upgraded the property too. It\'s setting is fabulous and the property is very well equipped inside and out, including many chairs and loungers, kayaks, paddle boards and pedalo.

We are so happy we chose to stay at Kai Kotch. We love the quiet side of Cayman Kai and this property had everything we needed. It was SO CLEAN and WELL EQUIPPED inside and out. The kayaks and SUP\'s were perfect for magical evenings exploring Bio Bay! No need to rent or shuffle around equipment, just launch from your own backyard!! Sunsets were amazing at Starfish and Rum Point and super private - had all of Starfish Point to ourselves most evenings. Close proximity to some great restaurants (loved Tukka\'s Sunday brunch) and less than an hour to Seven Mile Beach for a day trip or two. We added on a boat tour with Silver Thatch to see the stingrays and snorkel. Reasonably priced and the boat was new and immaculate. Ask for Warren to take you out, he was the best guide ever! My kids are still talking about him and our amazing day on the water! We hope to return to Kai Kotch again!!

The villa is exceptionally clean and ver very well stocked including the most comfortable mattresses we ever slept on! Air conditioning is fantastic and quiet. The property both inside and outside are well kept. We adored the rental and would recommend highly! We are 2 adults and 4 kids and everyone loved it. The location near rum point is a bit removed from the action of Georgetown so not the place to stay if your looking to party. Its very quiet and great for families ? Thank you for the great rental!

Thoroughly enjoyed our stay in Kai Kotch! Beautiful location on the Bio Bay and had everything in the beach house we needed, including beach towels, kayaks, paddle boards, and more. Comfortable beds and well-equipped kitchen. Fans and A/C kept the house cool during our July visit. We enjoyed great snorkeling with Ocean Frontiers on the East End and delicious beachside meals at Kaibo. Looking forward to the reopening of Rum Point restaurant this fall! Great communication and resources provided by Silver Thatch team, including the complimentary snorkeling gear. Enjoyed the great service from McCurley's car rental. Can't wait to return!

We love Kai Kotch, having stayed there many times. Perfect location on the lagoon yet within walking distance to Rum Point beach and sea. Property has kayaks, paddle boards and paddle boat included.   Many upgrades, property is well proportioned and spacious for a family and fitted out with all you would need for a stay.  Booking was extremely easy.

Kai Kotch is in a gorgeous setting at the end of an inlet. You step onto the sand as you leave the backdoor of the villa. The villa itself is beautifully decorated, well stocked, and was plenty spacious for our family of five. All of the water toys you need are provided (kayaks, paddleboards, paddle boat). The area where the villa is located is quiet and laid back. Highly recommend.

Get Away from Crowded Areas

The entire process and experience exceeded our expectations. The accommodations inside and out are perfect for both being away from the major crowded areas while actually being closer to some of the best places of all to visit while on Grand Cayman. The bioluminescence lagoon alone is one of the best experiences on the island, and it’s in your backyard. We suggest you kayak out each night because some nights happen to be better than others due to the level of bioluminescence in the water on any given night. On one night they were swimming everywhere on top of the water creating fireworks shows of neon blue. Incredible!

Kai Kotch is a great place away from the hustle and bustle of George Town. The pool, kayaks, and stand up paddle boards were great amenities and frequently used on our weeklong stay. The home itself fit our family of four well. All rooms had AC, which we used in the evening. During the day you can open the windows and front sliders to get a nice breeze going through the place. Access to the cove was nice since the main beaches at Rum Point were covered in Sargassum seaweed. At night, we took the kayaks out into the middle of the cove to experience the bioluminesence in the water. Well worth doing! The beaches at Rum Point are just a three minute walk away and have lots to do if you want to get out of the house. If you like to eat out, there are many good restaurants nearby. You must try Tukka on the far east end of the island if you are looking for some authentic Cayman food. The food and service are outstanding. George Town was about a 30-40 minute drive away. Try to go when there aren\'t any cruise ships around. There is a website for the port where you can see when ships are in port. After 3 in the afternoon works well too as passengers are on their way back to the ships. Timothy was a great host. He responded to our needs and gave us some great tips on places to eat and things to do. I would definitely consider staying here again if returning to Grand Cayman.

We have stayed at this unit at least four times and look forward to returning in the very near future. Kai Kotch is super clean and comfortable. It has all the amenities you could need: pool, kayaks, paddle boards, paddle board, grill. Our kids love the freedom they have to go off and explore on their own.

We thoroughly enjoyed our stay at Kai Kotch! The communication, property guide and suggestions from Tim on snorkeling and restaurants were spot on. Made it so easy for us to get into the house, navigate around Rum Point and the island and relax! The home had everything we needed and lots of space! We really liked the bikes and especially the kayaks and paddle boards ... used daily! Advice and tips were spot on and gave us great ideas on where to snorkel and great restaurants like Tukka, Kaibo, and The Lighthouse. Very quiet on the bay, but just a short walk to Rum Point and lots of amenities, beach, and water sports. Really enjoyed Starfish Point which is only a short bike ride away. Highly recommend Kai Kotch for a relaxing family vacation!

We thoroughly enjoyed having the lagoon right out the back door with plenty of sand for our toddler to play in! Rum point beach is just across the street, where you can eat, drink and snorkel. The beach there is also perfect for children. We would stay here again!!!

Booking Rules

  • 5 nights minimum stay required.
  • 6 nights minimum required over Thanksgiving week.
  • 7 nights minimum and full occupancy required over Christmas and New Year's week.
  • Christmas & New Year's dates are split into two rental periods. Please inquire with your travel dates prior to booking.
  • Shorter stays available but subject to a higher cleaning fee. Please inquire before booking.
  • Must be 25 years or older to book and must occupy the property during the entire stay.

Villa Cleaning & Sanitation

All villas are cleaned and sanitized prior to each guest's arrival. We also ask our owners to provide a starter supply of extra cleaning products.

Additional housekeeping services can be purchased after booking in 3-hour time blocks. Scheduling may be coordinated with your property manager upon arrival.

Getting Around

A rental car is highly recommended. Taxi cabs are unreliable and expensive outside of town and Seven Mile Beach. Plus, there is no Uber or Lyft on the island
