Welcome to Kai Time, a slice of paradise on the North Side of Grand Cayman. This lovely 2-bedroom home is one of the Island Houses, a residential community of 18 split-level townhomes located in the tranquil Cayman Kai neighborhood.
Kai Time benefits from a superb location with Rum Point Beach just across the street and the island’s Bioluminescent Bay in your backyard. This home has everything you need for an unforgettable Cayman vacation!
Kai Time spans two levels with the living areas downstairs and two bedroom suites upstairs.
The downstairs features a large living area, a home office sunroom, a fully equipped kitchen and dining area for six, plus a laundry room and powder room. The home office is wired with fiber internet providing fast data speeds for multiple streaming devices and work-from-home professionals.
The lower level opens out onto a 2-story screened lanai providing quintessential indoor/outdoor island living with fantastic waterfront views. The lanai will be your early morning and end-of-day go-to spot. A charcoal grill sits just outside the lanai for island cookouts.
The large pool is only steps from your lanai and is reserved for owners and guests exclusively. Sunbathers will find plenty of pool-side loungers to soak up some rays while enjoying water views of the cove. The two boat docks are convenient for private charter boat pickup.
The upper level features two bedroom suites each furnished with a private balcony overlooking the screened lanai.

A tandem kayak, two single kayaks, and a paddleboard, as well as sand toys and bocce ball are provided complimentary.
When kayaking at night, the bioluminescence appears when micro-organisms in the water are disturbed by your paddles. Amazing and educational, the bioluminescence is not to be missed. Book a guided tour with Cayman Kayaks.
Along with the kayaks and paddleboard, 2 adult bicycles are also provided complimentary. Cruise the neighborhood or head to The Kaibo for a quick bite to eat. End the day with amazing sunsets at Starfish Point—just don’t disturb the starfish, please.

Beach Notes
The Island Houses enjoy a private sandy beach for everything from building sand castles to launching kayaks or trying one’s hand at paddleboarding.
Guests staying at the Island Houses have access to a shared freshwater pool and dock for private boat charter pick-up. These nine clusters of 2-story townhomes sit staggered along the water's edge and overlook Cayman's Bioluminescent Bay.
The Bay is shallow with a soft bottom. Perfect for kayaking and paddleboarding, but not ideal for swimming. For a barefoot beach experience with great food and a unique vibe, head across the street to The Rum Point Club.
Rum Point Beach offers a spectacular white sandy beachfront with vibrant snorkeling, shaded hammocks, watersports, charter excursions, two restaurants, and a beach bar. Chaises are plentiful on a first-come, first-served basis.
South of Rum Point Beach you will find The Kaibo, a local beach club and marina. The Kaibo consists of a coffee shop and two restaurants, a beach bar and grill on the lower level along with a fine dining restaurant upstairs. Live music, beach barbecues, and full moon parties are highlights at Kaibo.
From the Kaibo Marina, hop on the Cayman Ferry for a day trip across the sound to the shops and restaurants at Camana Bay and Seven Mile Beach.
General Grand Cayman Beach Notes
All beaches in Grand Cayman are technically public since the Crown owns up to the high water mark.
The shoreline quality behind your property may vary slightly from the images on our website due to shifting tides and weather patterns. The next-door beach is also always available for your use.
Ocean Debris & Sargassum Seaweed
Beaches in Grand Cayman may also experience floating ocean debris and sargassum weed seasonally.
Sargassum is a generally harmless floating seaweed that has increased in frequency over the years during the summer. Our owners do make efforts to remove heavy sargassum and will have the beach raked prior to your arrival.
Should sargassum weed be extremely heavy behind your property, we will reach out to the owner for alternative solutions which may include a partial refund or relocation.

Booking Rules
- 5 nights minimum stay required, but seasonally the owner may allow 3 night stays with a higher departure cleaning fee
- 6 nights minimum required over Thanksgiving week.
- 7 nights minimum required over Christmas and New Year's week.
- Christmas & New Year's dates are split into two rental periods. Please inquire with your travel dates prior to booking.
- Must be 25 years or older to book and must occupy the property during the entire stay.
Villa Cleaning & Sanitation
All villas are cleaned and sanitized prior to each guest's arrival. We also ask our owners to provide a starter supply of extra cleaning products.
Additional housekeeping services can be purchased after booking in 3-hour time blocks. Scheduling may be coordinated with your property manager upon arrival.
Taxes & Fees
- 13% Occupancy Tax added to all rates.
- 10% Guest Service Fee includes your Silver Thatch Membership.
- A Departure Cleaning Fee is added to all reservations.
- Owner requires a $500 refundable excess cleaning and damage deposit and a $500 kayak damage deposit.

Getting Around
A rental car is highly recommended. Taxi cabs are unreliable and expensive outside of town and Seven Mile Beach. Plus, there is no Uber or Lyft on the island.
